South Hackensack is a small, unusually fragmented Bergen County housing market. Most homes are concentrated in the township's main residential section, while other municipal territory is predominantly commercial or industrial.
Because inventory is often only a handful of properties, buyers and sellers should rely on property-specific comparable sales, current tax records, zoning, permit history and required Township inspections rather than a single townwide asking-price statistic.
2026 housing market
Zillow's town-level Home Value Index reported a typical South Hackensack home value of $720,443 as of July 31, 2026. Realtor.com's June property-record snapshot showed only four active listings, which is too little inventory to support a stable townwide median listing price.
Housing character
Most residential streets are in the principal section beside Hackensack, Little Ferry and Teterboro, with detached homes and small multifamily properties mixed into a compact street grid.
The 2020 Census counted 922 occupied housing units: 425 owner-occupied and 497 renter-occupied, giving South Hackensack a notably balanced ownership/rental profile.
Some homes sit close to major roadways, Teterboro Airport and active commercial or industrial properties. Noise, truck traffic, access and land-use compatibility deserve property-specific review.

New Jersey's 2025 Abstract of Ratables reports a 1.851 general tax rate per $100 of assessed value for South Hackensack. The rate is applied to the property's taxable assessment; assessed value should not be treated as a current market-price estimate.
Zoning, permits & land use
South Hackensack's unusual three-section geography means zoning context is especially important. The Township provides a current zoning map, use-permit and property-transfer applications through its official forms page.
Verify the zoning district, permitted use, setbacks, lot coverage and any variance history before planning additions or a change in use.
Building permits are required for many renovations, including additions, demolition, roofing, fences, sheds, mechanical work and kitchen/bath remodeling.
Commercial transfers and new tenants have separate zoning and inspection requirements. Do not rely on the prior occupant's use approval.
Requirements when selling property
The Township requires a Certificate of Inspection before closing. For residential properties, the official Building Department states that sellers need a zoning permit, smoke/carbon-monoxide inspection and Certificate of Inspection. The Township asks sellers to contact the Building Department at least seven days before closing.

The Township's Police Department requires overnight parking permits between 2:00 a.m. and 6:00 a.m.. New resident tenants may need a Residential Rental Property Certificate of Inspection before receiving a permanent parking permit.
